The proposed design of the development integrates landscape design into the architecture, creating naturalized areas and a continuous series of landscaped rooms that invite the creek into the community. This approach enhances the ecological relationship of the site to the creek while providing a naturalized amenity and beauty for residents to enjoy.

The master plan design focuses on the future Dundas BRT, Dixie GO Station, and the existing MiWay transit system, providing direct access to transit, parks, and community amenities. The development will feature a fine-grain block structure that can support a new mixed-use community with approximately 3,000 new residential units of various sizes, types, and tenures. The community will include three low-rises, stacked townhouse blocks, five mid-rise buildings, and five towers of varying heights, ensuring a diverse and vibrant community.

In addition to residential units, the development will also feature 2,500 square meters of commercial and retail uses and public amenities, including 450 square metres of community uses adjacent to a 1.03-hectare public park. The built form of the development is contextually responsive to its surroundings, with a conscious approach to environmental stewardship and biodiversity. The discrete landscapes throughout the development enhance the ecological relationship of the development to the creek while elevating the daily public life of residents with a naturalized landscape and amenities.
